Regulated buy to let

If more than 40% of a let property is occupied by you or an immediate family member, it is a regulated buy to let. Fewer lenders, real protections, and a case that must be advised.

What we arrange

01 Letting to a son, daughter, parent or other immediate family member
02 Properties bought for a child at university and let partly to friends
03 Converting an existing consumer buy to let onto the right regulated product
04 Cases where an unregulated lender has already declined on occupancy grounds
05 Affordability assessed on your income rather than solely on the rent

Questions we get asked

Why can't I just take a normal buy to let?

Because it would be the wrong product and a lender would treat it as a misrepresentation. The regulated route exists precisely for family occupation.

Are rates worse?

Marginally, and the lender choice is narrower — but the protections and the advice trail are worth more than the difference on most cases.

What if a family member moves in later?

Tell us. The mortgage usually needs to change, and doing it deliberately is far cheaper than being found out at renewal.
Letting to family? An honest view on whether it can be funded, and roughly on what terms. No credit search.
